HOw a Florida Real Estate Transaction works

Here's What to Expect

If you haven't bought property in Florida before (or if it's been awhile), you may be unfamiliar with the transaction process.  


BUT DON'T WORRY!


We will hold your hand until we put the keys to your new beach house in it!


Here are 3 key things to remember:


  1. The "effective date" is when both buyer and seller have signed the offer document AND the signed contract has been delivered back to all parties.
       
  2. You have 3 BUSINESS DAYS after the effective date of contract to get your earnest money deposit (EMD) to the title company.  This usually takes place through a wire transfer.
      
  3. You (typically) have 15 CALENDAR DAYS after the effective date of contract to get your inspections complete and any repairs or credits negotiated.  (Sometimes we may negotiate fewer days, but 15 is the standard.). If the 15th day falls on a weekend, the end of the inspection period rolls to the following Monday.
